VENDOR REPORT
WHY DO I NEED A VENDOR REPORT?
A Vendor Building and Pest Report is a building and pest inspection and report of a property for sale by auction and is to assist the purchaser to evaluate the current condition prior to purchasing. Subject to legislation, a ‘Contract for Sale’ of a property for an auction will require a solicitor or conveyancer to attach a vendor report. This will be a legal requirement when selling most properties by auction be they a home, home unit, villa, townhouse or duplex.
A Vendor Building and Pest Report covers residential buildings including new construction, as well as older buildings of all ages. Duplexes, townhouses, villas and units are also required to have Vendor Reports which will cover the inside of that duplex, townhouse, villa or unit, as well as accessible common areas.
The Vendor Report is a report that can be relied upon by both the vendor and the purchaser. For that reason, the vendor report is not biased towards any party and represents the current condition of the property.
Also subject to legislation, Energy Rating Reports may also be required in a Vendor Report and be included in a Contract for Sale.
